We are an approved PHFA lender. These programs carry more paperwork than a standard conventional loan, which is exactly why many lenders steer buyers away from them.

The structure: a first mortgage plus assistance

PHFA is not one program. It is a first mortgage paired with an optional assistance loan that covers some or all of the down payment and closing costs. You qualify for both together, and the assistance is only available alongside a PHFA first mortgage.

What to have ready

  • Two years of W-2s and federal tax returns
  • Thirty days of pay stubs
  • Two months of statements for every asset account, all pages
  • Photo ID
  • Your homebuyer education certificate, once you have it

Start the education course early. It is the most common reason a PHFA file waits at the end.

Keystone Home Loan

The core first-time buyer first mortgage. Income and purchase price limits apply by county and household size. First-time buyer generally means no ownership interest in a primary residence in the previous three years, though that requirement is waived in designated target areas and for qualifying veterans.

How PHFA K-FIT works

K-FIT stands for Keystone Forgivable in Ten Years. It provides assistance as a second mortgage that is forgiven at 10 percent per year over ten years. Stay in the home ten years and nothing is repaid. There is no monthly payment on it.

Combined with a Keystone first mortgage, this is frequently the difference between buying this year and buying in three years. For a buyer with steady income who simply has not saved a down payment, it is the single most useful program in the state.

HOMEstead

A separate assistance option offering a no-interest second forgiven over five years, where available. Availability is county-dependent, and the property must meet additional standards including lead-based paint requirements, which matters given how much of Pennsylvania's housing stock predates 1978.

Documents needed for a mortgage pre-approval

The same list applies whether you use PHFA or a standard loan. Having it ready is the difference between a pre-approval this week and one in three weeks.

  • Two years of W-2s and federal tax returns, all pages and schedules
  • Thirty days of recent pay stubs
  • Two months of statements for every asset account, all pages, including the blank ones
  • Photo ID and Social Security number for the credit pull
  • Self-employed: two years of business returns plus a year-to-date profit and loss statement
  • Gift funds: a signed gift letter and proof of transfer
  • PHFA specifically: your homebuyer education certificate

Limits are checked against the property's county, not yours. A buyer living in Philadelphia purchasing in Bucks County is measured against Bucks County limits. This surprises people constantly, and it can work in either direction.

What tends to complicate these files

  • Homebuyer education. Required for some programs. Start it early rather than discovering it two weeks before closing.
  • Property condition. PHFA has its own standards on top of the appraisal. Older homes, wells, and on-lot septic all bring extra requirements.
  • Lead paint. Pre-1978 homes trigger requirements on some programs.
  • Timing. These files take longer than a plain conventional loan. Build that into the agreement of sale rather than fighting it later.

Is it worth the paperwork?

For a buyer with enough income to carry the payment but not enough saved for a down payment, almost always. For a buyer with 20 percent down and strong credit, usually not. We will tell you which one you are on the first call rather than after an application.
